Terms and Conditions for Rental
These booking terms and conditions form the contract between Anton and Kathryn Godfrey (referred to as We) and the person signing the booking form who must be over 18 years of age and who shall be deemed to sign the form on behalf of all the persons listed on it.
Please note that our villa is licensed to accept a stated maximum number of 12 guests. This is for the protection of both house owners and guests and this cannot be exceeded.
No contract shall exist until we have received a signed booking form together with the 25% booking deposit (or full payment including the security deposit if the booking is made less than eight weeks before arrival). Upon receipt of your initial reservation your dates will be held for two weeks to allow you to complete and return the booking form and your 25% deposit or full payment.
You will then be provided with confirmation of your booking by return. The balance of the booking should be paid not less than eight weeks before arrival together with a $300 (or sterling equivalent) security deposit. Payments can be made by cheque, Paypal or direct to our Management Company.
The security/breakage deposit is to cover such items as excessive cleaning costs, chargeable telephone calls, lost keys necessitating lock changes, excessive use of electricity (e.g. air conditioning on full with external doors open), damage, breakage and loss to any of the villas and contents. This deposit, less any charges, will be refunded by cheque as soon as the management company has completed its inventory and occupancy report and any keys have been returned. This will be within three weeks after your departure from the villa.
Renters are liable for all loss and damage to villas caused by them during their stay. Our agents and we reserve the right of entry at any time. We cannot accept liability for death, personal injury, sickness, accident, delay, loss of luggage or personal affects or any other loss that may occur whilst renting our villa.
We accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control including, but not restricted to, war, terrorist activity, civil commotion, flight delays or cancellations, airport closures, weather conditions, fire, flood, or industrial dispute. We cannot accept any liability for the failure of public services such as water, electricity, or gas supplies. Nor for the consequences of the actions or omissions of persons who may control or supply main services or any actions taken in the vicinity of the property reserved by an authority over which there is no control. We cannot accept any liability for the failure of air conditioning systems, any part of the pool heating or cleaning system or of any household appliance. We will endeavour to get an engineer out as soon as possible to rectify any problems. This does not affect your statutory rights as a consumer.
Our home has a professional management company continually on call. Should you experience any problems during your stay then please contact them and they will do their best to assist and rectify the problem as soon as practically possible.
Please note that no pets are allowed in the villa and smoking is not permitted inside the villa although it is permitted outside around pool area. Your cooperation is requested and appreciated on this since it will keep the villa odour free and prevent the triggering of the sophisticated smoke detectors installed.
The accommodation rates quoted are per villa per week and include electricity, air conditioning, heating (if necessary) local telephone calls, cable TV, bed linens, towels, and the use of all amenities and facilities. The rental period begins at 4 pm on the day of arrival and terminates at 10am on the day of departure. The villa is professionally cleaned and inspected before and after each rental. Lawn and pool care are provided on a weekly basis.
The pool pump, filter and heater only work effectively when the water is maintained at the correct level. With heavy use the water level can drop and you may find that you have to top up the pool water to maintain the correct level. The pool company will do this once a week when they arrive to clean the decking area and to check the chemical level. However, sometimes it is necessary to add water between their visits. Please ensure you top up the level to half way up the skimmer flap in the side of the pool with the hose provided on the deck. Do not go out and leave the hose running! Your help with this item is much appreciated as it will assist us to protect the expensive pool pump equipment from burning out due to low water level. Please also remember that guests should not under any circumstances interfere with the pool equipment. If you think there is a problem, please report it to the management company on the number provided.
It is particularly important that children are supervised at all times in and around the pool and spa area. The pools are between 3 feet and 6 feet deep and while pool alarms have been installed in our home it is your responsibility to ensure the safety of children. Flotation devices used in the pool is done so entirely at your own risk.
Cancellations are only accepted in writing. In the event that you cancel your reservation or we have to cancel due to non-payment of the balance by eight weeks before arrival then any payments already made will be retained. You are recommended to take out adequate holiday/vacation insurance to cover possible cancellations.
